Project Description
This will be the official landing page for the Town's current Land Use Bylaw Project!
The Town of High Level is proposing changes to our Land Use Bylaw (sometimes known as a "zoning code"). A Land Use Bylaw is the rulebook for “What can I build or do on this property?” Different land use districts have different rules for what is allowed. There are four residential districts: low density, medium density, high density, and mobile home/transitional neighbourhood.
The proposed changes are in response to the serious housing shortage in High Level. These amendments will not be a silver bullet to the Town's housing challenges but are intended to be a piece of the puzzle to increase the supply and quality of housing in High Level.
The principles guiding these changes are to: make zoning less restrictive, allow more housing options, use more straightforward language and regulations, increase flexibility for parking requirements, and consider forms of housing that allow for more units to be built while maintaining a neighbourhood scale.
What's Proposed?
- New and revised definitions
- Changing the Permitted and Discretionary Uses in multiple districts
- Reducing the restrictions on the buildable area in multiple districts
- Revisiting and simplifying parking regulations
- Other additions, changes, and removals
The Town would like to invite residents to review the Frequently Asked Questions and proposed changes using the slide show, and welcomes responses, comments and questions via the survey at the bottom of this page. If residents are interested in diving into the exact changes proposed, downloadable pdfs have been included (to the right for desktop viewers, near the bottom for mobile users). We have highlighted the exact changes included in the Proposed Land Use Bylaw PDF in red, and have also provided a link to the Current Land Use Bylaw for comparison.
